We had a very unique, niche waterfront property that on balance was a difficult "sell" under any market conditions except to a very narrow customer base.  David was able to collaborate  with another agent to execute a surprisingly quick off-season sale.  We could not have been more pleased at the level of service David Simon provided.  David is top drawer when it comes to personalized attention to the property itself.  On several occasions he was quick to inspect the property after reports of weather related damage which we were able to address in a timely manner, thus keeping the property inspection ready at all times.  Verified David and his wife live in the SML area very near where I purchased property, so they can give good insight and are vested in their clients and their choices/options in the area.  He had good working knowledge of the area (which isn't the easiest to navigate by yourself btw) and was extremely helpful.  Verified David is a true pro! We didn't know a lot about the area and he was able to share all of his knowledge and guide us through the process. We originally lost the house in a bidding war. Then when that deal fell through David was able to negotiate with the selling agent to allow us reactivate our offer before putting back on the market! AND we got our dream lake house. Amazing!  Verified First off David Simon was great!  He was our buying agent and represented us on our search for our vacation home at Smith Mountain Lake.  I’d like to say that in a very competitive market he advised us on multiple strategies to manage and ultimately win our vacation getaway.  He was responsive to our needs and his knowledge of the lake, the properties and the intricacies of the process is unparalleled.   We had an outstanding experience working with David and his wife, Beth, in finding our home at Smith Mountain Lake. From the very beginning, they were knowledgeable, responsive, and genuinely committed to helping us find the perfect place.
We had been casually looking for a retirement home at SML for several years before we met David and Beth.  They took the time to understand exactly what we were looking for and worked tirelessly to help us find the perfect house. It took about two years of working with them to find our home, but they were always responsive, professional, and incredibly patient throughout the process. We never felt rushed or pressured, and their guidance and expertise gave us confidence at every step.
We live about 5 hours from SML, so we appreciated that David and Beth would provide us with a virtual tour if they found a house they thought we would be interested in. Then we could decide whether to make the trip and see the house in person. And once the deal was in place, David was so helpful in answering all our questions, and there were a lot!

  I recently had the pleasure of working with David Simon on finding a lake front home at Smith Mountain Lake.  David was very considerate of our wish list, and he is “in the know” about everything SML.  Be it water quality, AEP regulations, where the best pizza is, or where to shop for a boat, David has great advice.  We are over 6 hours away from SML so just popping over to see a property was not an option.  I felt like David took the time to get to know us well enough that he only presented properties that checked enough of our boxes.  When that happened, David would send us detailed video tours of each property often narrated by his lovely wife, Beth.  Given her interior decorating background, Beth’s narratives painted amazing pictures of what prospective buyers could do with the existing spaces.  When it came time to submit a bid, David used various strategies to best position our bid.  For a while, we didn’t have any luck, but each of those properties sold for way more than our budget and often hundreds of thousands over the asking price….a place that David knew we were not willing to go.
When we did find the right place, David moved quickly to get us in place for the winning bid.  Our offer was accepted!  We then ran into an unusual situation where the seller’s agent was slow to respond to her client’s questions and action items.  David continued to represent our interests while assisting the seller where he legally could so that everyone walked away feeling good and like we were all treated fairly.  When the final piece for closing, the AEP dock inspection, was completed there was a small issue that needed to be resolved involving missing reflectors.  Next thing you know, in the middle of a major wind and rainstorm, David (and Beth) were on the seller’s dock affixing the reflectors needed to bring the dock into compliance so that the occupancy permit could transfer to us at closing.
David goes above and beyond and we couldn’t be happier with Team Simon!  On David’s website he emphasizes “Honesty and Integrity”.  Those words ring true when you meet David and engage him as your realtor.  I would not hesitate to recommend him to anyone looking to purchase or sell in the SML area!

We were in the market for some property at Smith Mountain Lake and David was able to make the process easy for us.   He set up showings for properties that met our criteria (didn't waste any time) and provided an objective view of each location.   David is the best agent i have worked worth. Being a past agent myself i found the most important part of the job is responsiveness to inquires. We had been looking for years in the SML area and had all but given up trying to find something that meets our requirements and we could afford. I had sent many inquires most never got responses. I sent David an inquiry and got back a very detailed answer. He then followed up with listings that he felt meet our requirements. After to days out showing properties (one in the fall of 2019 and the other fall of 2020) he found us a property that meet all the requirements.

His follow thru before and after the offer to make sure we got all the information to make our transaction a successful and easy process was by far over the top. David is very knowledgeable with his area and the people he deals with. I always got a response to every question or problem i posed to him.

I would definitely recommend him as a agent if you want to find the right the right lot or house for you.

 Verified David Simone is a great real estate agent!  This early spring, I received a phone call informing that he had a buyer who was interested in a lake lot that I owned.  While the deal did not go through, I was impressed that he went to that length in an interest of the buyer.  At a later date, I contacted David and formally put the lot up for sale.  David negotiated an acceptable contract and then worked with the buyer real estate agent to work out emergent questions and issues raised by the buyer.
David was very responsive and arrange for walk-through on homes with pools, often with a day or two.  Once we found a home that we considered putting a contract on, David did a wonderful job in a timely manner presenting a comp analysis and his recommendation for the offer price.

 Verified Davis was quite spectacular, and this, by the way is no exaggeration.  No mater when I texted him or emailed him his response was immediate.  He was helpful and kind and always had the answer to any question.  He even came over and put reflectors on my dock (which was required by APCO  who manage Smith Mountain Lake) even though this would have normally been my job. I  would HIGHLY recommend him.

  We met David in mid 2020 to look at some waterfront lots around Smith Mountain Lake and quickly realized that he knew his stuff.  He was able to answer all sorts of questions about docks, dock permits, contour lines and setbacks, and much more.  He took the time to show us numerous lots, but we ended up not finding the perfect one at that point in time.

Fast forward 7 months and he took us to see a waterfront home that we knew right away we would be making an offer.  David offered great insight into the local market and was able to show us comparable properties.  Turns out there would be competing offers on the home, and David made some great suggestions maximize our offer's appeal, while not just increasing the offer price. It worked!!

Yay!  He then drew our attention to the details that weren't as glamorous, but just as important to have addressed prior to closing.  Turns out a shared septic system was a hurdle that was overcome and he walked us through the process as the seller installed an entirely new and dedicated septic system.  David visited the property in our absence multiple times over the course of our home buying process, strongly representing our interests.

Additionally, he was ALWAYS immediately available for our many questions throughout our months-long search. He then went above and beyond working with a local bank contact to help us get financing with a quick turnaround when our current lender was unable to accommodate us. My wife and I were looking for a premium lake front property and with David's substantial lake knowledge and excellent follow up skills we were able to identify the perfect home, make an offer and close in just a few weeks. Nothing ever goes as planned with a lake property so a knowledgeable dedicated agent is critical. In our case there were a few issues with the dock that we were able to rectify and they din't hold up the closing. 
Also with Dave you get a 'twofer'! His wife Beth is also very knowledgeable and was very helpful in helping us decide on which property meet our needs. She brings a decorator's eye to the process. We had several 'Zoom' calls in which our adult children could participate and get everyones buy-in.

 Verified David and Beth were amazing to work with.  They listened to our wants for a vacation home on Smith Mountain Lake and kept us informed of any listings that met our needs.  David was very responsive to texts and emails and extremely pleasant to work with.  During the escrow process, David got permission from the previous owner to put some furniture in the home that was delivered prematurely.  Not only did he arrange this permission, but he made several trips to the townhouse to check and see if the furniture was there and, on several occasions, put the furniture inside the townhouse.  This was extremely helpful since we live over 2 hours away from the lake.  In addition, David helped us out by providing a lead on a boat the day it hit the dealer!!  David loves the lake and lives there!  He is very knowledgeable about everything there! I would use David in a heartbeat if we were to sell or buy anything else at the lake.

 Verified We decided to sell our long-time family summer home that we had been using as a seasonal rental property for the past 4 years.  We contacted several relators when looking to list and by far David was the most responsive.  He put together a detailed proposal that included significantly more data than just comps in our area.  This was greatly appreciated and spared us all a lot of back and forth Q&A. 
We were fortunate to sell our property quickly and used the staging recommendations his wife offered.  While the offer came quickly, closing posed challenges based on the buyers.  David hung with us throughout the entire process and really went the extra mile.  He helped coordinate the repairs needed on the home using his local network; drove around town to have forms signed quickly and even shoveled the entire drive so trucks could get in after a heavy snow. Update:

This is the second time we have worked with David, and we would 1000% use him again. This time he helped us find our mom a new home near us. Not only is he just one of the nicest guys you will ever meet, he works so hard for his clients. He recently helped us with a complex property transaction. We had been interested in buying a home with three lots. Unfortunately the seller’s neighbor worked out a deal and bought the property from the seller, although he was only interested in one lot near his property. David promptly contacted the neighbor and got us an offer in for the home and other two lots and worked to successfully complete  a simultaneous closing. David had to navigate the needs and desires of two sellers as well as multiple family members on the purchase side of the transaction. Furthermore, we had to have significant negotiations regarding which repairs could be completed prior to closing and which would be completed after closing, including compensation for the post closing repairs. And to top it off, David was able to negotiate additional money into the post-closing repair compensation, beyond what we requested. Or experience with David was hands-down the best we ever had with a real estate professional.  It was evident that he took time to prepare in advance for our showings based on our input.   Excellent Real Estate Agent.  When I first contacted David, I told him even though I wasn’t a high-dollar client, I needed to work with an agent that was responsive.  After explaining my situation and expectations, I asked David if he was willing to work with me.  He just chuckled at the question and described how he works hard to meet the needs of every client, regardless of the sales amount.  And, over the next several weeks, that’s exactly what he did.  David demonstrated great knowledge of Smith Mountain Lake.  In my search to find a reasonably priced lot, we discussed many things, like proximity to shopping, water quality at different lake locations, neighborhood amenities, dock construction, property appreciation, tax rates, restrictions and covenants, and more.  David was knowledge on all topics and even went the extra mile in multiple ways, including: reaching out to a friend to get additional information on one neighborhood, contacting a lawyer to confirm lot-building restrictions in a specific neighborhood, and arranging a conference call with the developer of the neighborhood to answer questions I had.  Verified We have bought and sold a few properties with David. The property we just sold was so easy. David took care of everything, and it was all done remotely. We live out of state, so seeing the properties is difficult, but David made it easier for us. He would go to the different properties, walk them on video, and we could talk about what we were seeing. We picked out a few and then drove there to meet with him to visit the properties. David goes over and above being a realtor. The last property we bought came with an older pontoon boat. On one occasion, he went down to the dock to get me the model and serial number for the motor. We came down in April to start the boat, and when it did not start, I remember David offering to help if I needed anything. I called him, and he came down and got it running. We knew almost nothing about the Smith Mountain Lake area and he introduced us to all of the key information we needed to learn in order to find and purchase land in Bedford County.  Although we were interested in a relatively inexpensive lot, David went above and beyond. It turned out to be a complicated and drawn-out process (due to factors beyond David’s control) to get a permit for the septic system that would work on the plot with our building plans, and he was instrumental in guiding us through the process, applying appropriate pressure where needed to shake things loose, and ultimately helping us secure the design and permit needed to proceed. From the first day we contacted him blindly online, he was extremely responsive, professional, and helpful. He has been patient with our many questions and needs throughout the lengthy buying process. He has years of experience selling properties on the lake and has tremendous amounts of knowledge about the rules and regulations from Appalachian Power Company. Any additional information we needed if David was not 100% sure he went the extra mile to find the correct answer to our questions. From the first phone contact made with David he was willing to find us the perfect property to meet our specific desires.  Verified We are forever indebted to David and Beth for helping us by our house at the lake.  They are an incredible team and their talents are very complimentary.  David is very knowledgeable in building construction, renovation, all things SML, and specifically, all the nuances of AEP and dock permits.  Before each showing, David would research the pier and boat dock and let us know if it had a current and valid AEP survey such that it could be re-assigned to a new owner. Beth is incredibly gifted in all things house design and layout and has an uncanny ability to envision what a space could be with a little imagination. On one occasion (the SML house we now have), David and Beth were starting to leave town for a well-deserved  vacation when I called and said I had just seen a house come available and it has been on the market for one hour. They delayed their vacation to show us the hose during a thunderstorm and David in typical fashion had all the background and dock status such that we had an offer within 3 hours of the phone call. If we ever do sell or buy another house at SML, I would only use David and Beth Simon.  Verified David, and his wife Beth, could not have been more helpful in the search for and purchase of our SML dream house.  We spent numerous days driving around with them, seeing different properties and, most importantly, learning all the ins-and-outs about different parts of the lake and why certain parts are so much more desirable than others.  Only someone who lives there could be so well informed.  When we did find our dream home, almost immediately as soon as it went on Zillow as a sale-by-owner, David went right over to the owner and made arrangements for us to come visit and see it in person (we live 7 hours away).  Verified David was a realtor for a property at SML we were interested in, we did not have a realtor at that time (just looking) ... he showed us the lot, but after telling him our interests... he knew of another lot that would better suite us, even though it was not his listing. We loved his general intentions of just wanting to help us locate the right lot. We ended up having him assist us on that property, and we purchased it. Very attentive, helpful, extremely knowledgeable around SML area and what to look for and watch out for. Fast forward a couple of years...... our future plans changed and we decided we would like to sell our lake lot. We immediately called David. He of course jumped right on it, went by and got pictures, gave us some ideas, etc. We got an offer on the lot!! Unfortunately, a couple of days before closing, the buyers sent an email stating they didn't want to buy it anymore. David, being a realtor for a long time, was SO HELPFUL in giving us insight into the situation. We ended up getting a lawyer for the situation... and in all honesty, David was the one who did 99% of the legwork to see this situation through. He went above and beyond his job description and truly assisted in communication with all parties involved. Throughout the time we worked with David on our home search, what set him apart from other realtors was his responsiveness and his customer service. He always replied to our questions via text, phone, or email in a very timely fashion.  Verified My wife and I could not be happier with our decision to contract with David and Beth Simon as realtors to help us find and purchase a home at SML.  We have been real estate investors for 35 years and knew the importance of hiring a buyers' agent. David has lived locally for years and Beth was born here so they both know all areas of the lake well. 
 
We were unsure if a condo, home or lot would serve our personal needs best.  After extensive talks with us, and reviewing their fantastic web site, they had a good idea of our  wants and needs and they previewed all the properties we had flagged as possibilities.  They were able to tell us if each property was on good water, had a view, how far to the dock, how much work it needed, etc.  As we were not area residents, we were able to narrow down the available properties to roughly 30 which we were able to view over a 2 day period.

We finally chose a fixer upper that had been on the market for a while.  David needed to negotiate a price that would leave enough room to renovate and still meet our budget.  We soon found that negotiation is David's strong point.  Even though we had extensive experience in real estate and were used to low ball offers, David's recommendations surprised us.  His strategy was not only successful, but it was obvious to us that his concern for us was more important to him than his bottom line.

As we were not from the area, we had to rely on David's recommendations for inspectors, Insurance, mortgage brokers, etc.  David met with each inspector, appraiser and actually worked on the property  himself to satisfy the bank.  When there was a shoreline  problem with AEP, David hired a contractor to remedy the situation and negotiated a solution that worked for all parties involved.  He went far over and above what you would normally think of as the responsibility of a realtor.

  We were very impressed when we came across the research and analysis regarding real estate and property in Smith Mountain Lake that David had published. It was immediately evident that he had the local knowledge and experience we were looking for.  When we contacted David about seeing property on Smith Mountain Lake, my husband and I were pleased by his prompt response. He asked some questions to help narrow our search and determine more specifically what we were looking for.  David promptly provided us some detailed information about potential lake properties. Traveling  from out of state we had limited time to commit to the viewing process, but David and his wife Beth planned out our Saturday meticulously and when were done, felt we had seen all the best matches to all our requirements.  It is a fact that real estate can appear very different in photos than when seen in person and David and Beth formulated an efficient route and then made changes on the fly based on our responses to the properties as we viewed them. He goes above and beyond the needs of the customer, and anticipates your every need whether buying or selling your home.  We found David on the internet while looking for a second home in Virginia which we had been looking for about a year.   We are new to the SML area and looking for our first house on the lake was very challenging in today’s ultra competitive market. I could write a book on our lake front house purchase as it had many challenges due to the owners being deceased and the State was selling off the assets. Working with David and Beth to help my father purchase his dream SML was truly such a breeze. There is a reason they have so many glowing reviews!!

David and Beth were so kind and eager to help us right from the beginning. They worked with all of the specifics my father wanted (a large garage, space from neighbors, a beautiful dock, etc.) and found him a the perfect spot. There were a number of significant repair issues that were discovered during the inspection and David had our back. They negotiated for and the seller took care of over $24,000 in repairs and on top of that secured a seller to buyer credit for a few repairs which could not be completed prior to closing. He also negotiated a Seadoo and furnishings into the purchase to make it move in ready.

They also discovered issues such as the rip rap size and that  the neighbor across the cove owned the land under the dock of the home that my father was purchasing. David swiftly worked to resolve these issues , negotiated  a settlement with the seller to ensure the  rip rap issue could be resolved and secure an easement from that neighbor as well.  This was touchy, but successfully navigated.

Even with the few setbacks we had, David and Beth made this process so incredibly smooth and easy. They were even willing to go out by boat ride at the end of November so we could see the properties from the water!! 

There was not a single moment I doubted them or their expertise. I felt confident to take the backseat and knew they would get done everything necessary. I would recommend them a million times over.

He couldn’t be nicer and was patient with us as we took our time to see several houses, looking for just the right one with the lot and the view we preferred. Having David’s familiarity of SML as a resident himself was immensely helpful. We live a few hours away, but David was always close by and willing to scout a home for us in our absence or arrange a time for us to meet that was convenient without much notice. I had the property listed with previous agents but those agents couldn’t find anyone to walk in their office and ask to see my property so they couldn’t sell it.  David understood what type of buyer this property needed and he found that buyer.  He coordinated the transaction through a few issues including; AEP permit, Easement issues with the deed and handled soil and septic design in order to facilitate the closing!  Verified I put my house on Zillow under "make me move", and oh boy  David Simon certainly made me move. Within a few days of it being on Zillow, David had a client that was interested in the area of the lake that my house was on, and a contract soon followed. David's knowledge of the lake, especially AEP's Shoreline Management, was a huge asset in working through the complete process. It was very refreshing to work directly with the buyer's agent to eliminate any of the confusion on things that may have been lost in translation.   Couldn't ask for a better real estate agent in the Smith Mountain Lake area. My journey to find my lake house started on Labor Day weekend with a random call to David. I was in Virginia visiting family and I wanted to look at some houses that I saw on LakeHomes.com. The real estate agent from that website blew me off and didn't schedule any viewings for me, so my family had David's number and while we were in Roanoke, called him and he happened to have 2 houses that he could show us like 30 minutes later. One of the houses actually was the house I had written down on my list to do a drive by, but to my delight, we could actually go in and look at it. We loved the quirkiness of the house and David and his wife were there to answer any questions we had. They both were very knowledgeable and they could tell that me and my sister were interested. After viewing the house and the dock, we followed David to the 2nd house, also available to view and explore. We were very impressed with "the ready to move in house", but it just didn't feel right for us, so we told David that we would think about the 2 properties. After sleeping on it, we decided to call David back on that Sunday and see if we could see the first house again. He was totally accommodating and arranging something for us right away. Talk about great customer service - he rules.

We decided to make a bid on the property and David was an expert on how to make our bid look the most appetizing. We discovered another buyer was also bidding on it, so David's help was enormous on getting us the winning bid.

After winning the bid, closing wasn't scheduled for over a month and a half, so we got the house inspected and found some issues that we needed to be fixed with the remediation of mold in the crawl space. David was instrumental in making sure that the seller fixed this before we would close on the property. David was persistently on the seller to make sure the fix was done on time. At the final walk through we were thrilled to see that the fix was amazing and that was because David kept on it and knew that was important to us.

One final extraordinary thing that David and wife did for us is help us unload some furniture we brought from Pennsylvania during the final walk through. We were 45 minutes late for the walk through and major rain was on the way. As soon as we arrived they volunteered to help us unload and having their help saved our mattresses and furniture from getting soaked. Talk about going above and beyond!!

Closing went flawlessly with David's guidance and now we are happy homeowners on Smith Mountain Lake. 5 stars just don't cut if for him, I would double that if I could!

 Verified We met David in mid 2020 to look at some waterfront lots around Smith Mountain Lake and quickly realized that he knew his stuff.  He was able to answer all sorts of questions about docks, dock permits, contour lines and setbacks, and much more.  He took the time to show us numerous lots, but we ended up not finding the perfect one at that point in time.

Fast forward 7 months and he took us to see a waterfront home that we knew right away we would be making an offer.  David offered great insight into the local market and was able to show us comparable properties.  Turns out there would be competing offers on the home, and David made some great suggestions maximize our offer's appeal, while not just increasing the offer price. It worked!!

Yay!  He then drew our attention to the details that weren't as glamorous, but just as important to have addressed prior to closing.  Turns out a shared septic system was a hurdle that was overcome and he walked us through the process as the seller installed an entirely new and dedicated septic system.  David visited the property in our absence multiple times over the course of our home buying process, strongly representing our interests.

Highly knowledgeable of the SML area, they were always willing to go the extra mile in finding/recommending new listings that met our requirements and showing properties of interest.  Their ability to conduct showings via facetime allowed us to see properties within hours of listing.  Showings were very thorough to include detailed explanation of systems (septic, well/water filtration, generator, power on boat docks, etc). If they felt a particular property had maintenance issues, other disadvantages or was just not the right fit, there was zero hesitation in pointing that out. Their teamwork provided a balanced view of each prospective home and David had no problem hiking through the underbrush to show us every corner of undeveloped waterfront lots.  Available day and night, I felt like they were always looking out for our interests.
